Our rooms are all individually decorated and vary in size, features. and aspect and all of them have ensuite shower rooms, wall mounted televisions with freeview and tea and coffee making facilities. Over the winter of 2016/17 a new extension was built which now enables us to provide  additional accommodation including some much larger and more luxurious bedrooms with either King sized or Superking beds and additional facilities.   We are unable to guarantee specific rooms but be assured that the rooms will be clean, the beds comfortable and the welcome warm. 
Please note that we do not accommodate children and we do not put extra beds into rooms.

ROOM TYPES
King Rooms with Garden Views
These rooms are in the new extension and are larger, have either private patios opening on to the garden or Juliette balconies with stunning views over the garden. One of these rooms is suitable for people with disabilities (please ring to discuss your needs prior to booking). There are some additional 'luxuries such as silent fridges, bathrobes and slippers.
Twin Room
This room is downstairs and has standard single beds.
Triple Room
This room is on the first floor and has a double and a single bed suitable for three adults. We do not accept children under the age of 13.
Superior Doubles
These two rooms have King sized beds and are within the modern extension and are larger than the Standard doubles with a silent fridge, bathrobes and slippers. One has a bath with shower above. They are on the first floor.
Standard Double
These are not as large as the Superior Doubles and are in the original house. The three rooms on the first floor have lovely garden views and we have one downstairs room. which looks over the river; great for spotting Dippers!
Single/Small Double
Our smallest rooms are perfect for single occupancy but they are  still large enough for two and have a standard double bed.

Tariffs
The rates for our rooms vary seasonally, and between room types. If you use the 'BOOK NOW'' button on the top right of your screen and put in your dates, the relevant options will be displayed.

Dogs are welcome but please advise us before booking as some rooms are more suitable than others. There is a £5 charge per night.

Cancellation Policy:  Cancellations of direct bookings are free until seven days prior to the arrival date. No deposits are required but full payment is due a week before arrival. Cancellation within seven days of arrival incurs the loss of 100% unless we are able to resell your rooms.
.We don't like charging cancellation fees but they are there as your guarantee and ours and we will try to avoid these charges where possible for our guests that book directly with us. It is always advisable to have holiday insurance as an additional protection. 
 
Please note, check-in is from 4.00pm unless otherwise agreed. Residing guests have access to their rooms at all times however the indoor public areas may be closed until 4.00pm.
